Scraping real estate developer leads is a pain in the ass. Their websites are mostly JS-rendered, and they hide emails behind contact forms. We had to reverse-engineer the APIs of major listing platforms and use headless browsers to get the actual mailto links. Took us 3 months to stabilize the extraction pipeline, but now we pull 50k records a month with a 95% deliverability rate.

We found that many developer sites block scrapers based on user-agent and IP. We built a rotating proxy network and implemented a fingerprint rotation system to avoid detection. Also, we parse the registries for company registration numbers to cross-verify the legal names. The data isn't perfect—some emails are generic like info@—but you'll find the decision-makers' emails 40% of the time.

The tricky part was deduplication. Developers often have multiple entities for different projects. We merge them based on tax IDs and website domains. We also score each record with a 'contact quality' metric based on the presence of direct emails, phone numbers, and job titles. The CSV you get is clean, but you'll still need to do some manual outreach hygiene.

Data Schema & Dictionary

Developer Company Name

Legal entity name as registered with the local authorities. This is the actual company, not a project brand. You'll use this for CRM dedupe and background checks.

Contact Email (Primary)

The most likely email to reach a human. It's either a direct email or a prefix like 'info@' if we couldn't find a personal one. Don't expect a 100% direct line, but it's better than nothing.

Phone Number

The office landline or a mobile if we could find it. Sales reps can use this to call and cut through the email noise. Some numbers are switchboards, so be ready to ask for the decision-maker.

Active Projects Count

Number of ongoing or recently completed projects scraped from their website. This tells you if they're actively building, and you can tailor your pitch to their workload.

Average Project Value (USD)

Estimated average cost of their projects based on public listings and permits. This is a rough number, but it helps you segment high-value vs. low-value developers.

Year Founded

The year the company was legally incorporated. Older companies might be more established, but newer ones might be hungrier for services. Use this for qualification.

Key Decision Maker (Name & Title)

We extract names and titles of the top execs (CEO, CTO, Director of Construction, etc.) from LinkedIn and company websites. If we couldn't find a name, it's blank. But when it's there, it's gold.

Website Domain

The official corporate website. We use this to cross-check other fields and you can use it for manual research. Sometimes the email domain differs, so watch out.

Registered Address

The legal registered office address. This is public info but useful for sending physical mail or verifying the company's existence.

Last Scraped Date

The exact date we pulled this record. Helps you know how fresh the data is. If it's older than 6 months, expect some bounces.

Frequently Asked Questions

How fresh is this data?
We scrape on a rolling 30-day cycle, so the file you get has records that were touched within the last month. If an email bounces, tell us and we'll swap the credit. But don't expect us to refresh the whole list on demand—that's not how this works.
How do you get the emails? Are they scraped from public sources?
Yes, we scrape publicly available sources like corporate websites, press releases, and industry directories. We also use reverse lookup from domain to email pattern. If a direct email is not available, we provide a generic one. We don't hack or buy lists from shady brokers.
Can I filter the data before downloading?
The raw CSV is a one-shot download, but you can filter it in your own spreadsheet. If you need a custom extract, we can do that for an extra fee. Otherwise, you get the whole dump—it's like 50k rows, so have fun with Excel.
What's the deliverability rate?
We monitor bounce rates on our own test campaigns—it's around 95% deliverability. That means 5% are dead. If you send a blast and get a higher bounce rate than that, let us know and we'll investigate. But don't blame us if your email content goes to spam.
Do you provide phone numbers for all records?
No, only about 60% have a phone number. We prioritize emails because they're easier to scrape. If you absolutely need phone numbers, we can do a manual look-up service for an additional cost. But that's slow and pricey.
