Full name of the property manager or owner. If it's a company, we list the primary contact. Sales reps need this to personalize outreach instead of blasting 'Dear Sir/Madam'.

company_name

The legal entity managing the property. Often an LLC or Inc. Helps you avoid pitching to the wrong person and lets you research the company on LinkedIn.

email

Work email address. We validate it with a mail server check, but it can still bounce. If it does, tell us and we'll swap it. No one likes wasting time on dead addresses.

phone_number

Direct line or office phone. Prefer direct, but sometimes we only get the main office. Still useful for cold calls, just be prepared to ask for the right person.

property_type

Residential, commercial, or mixed-use. This matters because the sales pitch for a residential manager is different from a commercial one. Don't sell warehouse security to an apartment guy.

unit_count

Total number of units managed. Critical for segmenting. Managers with 100+ units likely need software; smaller ones might not. Use this to prioritize your leads.

city

City where the main office is located. Not necessarily where all properties are, but it's a start. Useful for local events or geo-targeted campaigns.

state

State code. Helps with compliance and regional regulations. Also, if your product is only available in certain states, this is your filter.

website

Company website URL. We scrape it for tech clues and to confirm they're still in business. A dead site might mean they're out of business—avoid those.

tech_stack_hint

Keywords from their website or job posts suggesting software they use (e.g., 'AppFolio', 'Buildium'). Not guaranteed, but gives you a conversation opener. If they already use a competitor, you know what to pitch against.

We scrape it on the 1st of every month. If you find a bad email or phone, tell us and we'll swap it out. No questions asked. But don't expect us to re-scrape on demand—that's not how this works.
Do you guarantee the accuracy of the unit counts?
Hell no. Unit counts are inferred from public records and their website. They're usually right, but sometimes they're off. Use them as a gauge, not gospel. If you need exact numbers, call them.
