Scraping resort ownership data is a mess. Most registries are locked behind PDFs or state portals that hate bots. We ended up parsing county assessor records and cross-referencing with LLC filings. Took us three months to get clean entity names and mailing addresses. The payoff: you get actual decision-makers, not a generic info@ inbox.

The hospitality industry is allergic to publishing direct numbers. We had to build a custom scraper for resort management company sites, plus pull from SEC filings for the big players. A lot of the data was buried in property management agreements. We filtered out the noise and kept only records with a verifiable phone or email. It's not perfect, but it's better than anything else out there.

We ran a dedupe script that matches on phone and domain to avoid double-selling the same lead. Also flagged resorts that are likely to be management-only vs. owned. That's a distinction that matters for your pitch. If you want to sell services to the owner, you need the owner's contact, not the operator's. Our schema makes that clear.

Data Schema & Dictionary

resort_name

The legal or trade name of the resort as it appears in public records or marketing. If you're going to mention a name in your pitch, this is the one.

owner_entity_name

The registered LLC, corporation, or individual that holds the deed. This is who signs the checks. Don't waste time pitching the GM if you want a sale.

owner_phone

Direct line or switchboard for the owner entity. We've verified it's not a fax or a dead line. You'll still get voicemail, but at least it's not a robot.

owner_email

A human email address, usually the owner or their assistant. We've stripped out generic info@ addresses because they go to a black hole.

resort_phone

The main switchboard for the resort. Useful for getting past the front desk to the owner's office, if you're sneaky.

resort_address

Physical street address of the resort. You can verify it exists on Google Maps before you send a postcard.

property_type

Classifies the resort as ski, beach, golf, spa, or other. Tells you which pain points to talk about. A ski resort cares about snowmaking, a beach resort cares about weather insurance.

number_of_units

How many rooms or villas the resort has. Bigger resorts have bigger budgets but longer sales cycles. Adjust your approach.

star_rating

The resort's own claimed star rating (3 to 5). It's self-reported, so take it with a grain of salt. But it hints at their clientele and price point.

year_built

Year the main building was constructed. Older resorts might need renovation services. Newer ones might be more open to tech upgrades.

last_renovation_year

Approximate year of the last major renovation. If it's been over 10 years, they're due for a refresh. Pitch your services accordingly.

owner_llc_state

State where the owner entity is registered. Useful for targeting regional regulations or tax incentives.

data_source

Where we scraped the record from (e.g., county assessor, state registry, company website). Gives you a sense of reliability.

verified_date

The date we last confirmed the contact information. If it's older than 6 months, call before you rely on it.

Frequently Asked Questions

How fresh is this data?
We scrape on the 1st of every month. Then we run a verification pass on phone and email formats. If you find a bounce, tell us within 30 days of purchase and we'll swap that credit for another record. No hard feelings.
Are these the actual owners or just managers?
We separate them. The owner_entity_name is the legal owner from public records. The resort_phone is the front desk. If you want the owner's ear, you need the owner_phone or owner_email. We've done our best to filter out management companies that don't own. Check the property_type field if you want to be sure.
Can I get a sample before buying?
Sure. We'll send you 10 random rows from the latest scrape so you can see the format and test the quality. No credit card required. Just email us and we'll send it over.
How do you get this data? Is it legal?
We scrape public records: county assessor offices, state business registries, and resort websites. We don't hack anything. It's all publicly available, we just aggregate it. If you're concerned about compliance, check your local laws. But this is the same data you'd get from a private investigator, minus the hourly rate.
What's the format?
You get a CSV file, UTF-8 encoded, with headers matching the schema dictionary. If you need Excel, open it and save as .xlsx. We're not going to build a custom API for you unless you're spending five figures, and even then we'll complain about it.
