Data Schema & Dictionary

Station ID

Unique identifier for each gas station record. It's a string like 'GS-001234'. Use it to dedupe and join with other data sources.

Operator Name

The actual person or company that runs the station. This is the decision-maker for a sale, not the franchise brand. We pulled this from state licenses and fuel supplier contracts.

Operator Email

Direct email address of the operator. We found these from business registrations, social media, or the station's website. It's the one that actually gets read, not the generic contact form.

Operator Phone

Phone number of the operator. We verified it with a soft bounce check, so it's not a dead line. Expect to leave a voicemail—they're busy pumping gas.

Street Address

Physical address of the gas station. Useful for territory planning and skipping the ones in your backyard.

City

City where the station is located. Helps with regional filtering and local market analysis.

State

Two-letter state abbreviation. Important because gas station regulations vary wildly by state.

ZIP Code

USPS ZIP code. Essential for mailing lists and demographic overlays.

Brand

The fuel brand (e.g., Shell, Exxon, or 'Independent'). Tells you if it's a franchise or unbranded—franchises have more corporate oversight.

Ownership Type

Classifies the station as 'Independent', 'Franchise', or 'Corporate-Owned'. You want the first two if you're selling to an operator.

Number of Locations

How many stations this operator owns. Single-store operators are more likely to sell; multi-store operators might be expanding.

Year Established

The year the station was built or started operation. Older stations may have deferred maintenance costs, newer ones are turnkey.

Estimated Revenue

Annual fuel and convenience store revenue estimate, derived from fuel volume and store size. It's a ballpark, not audited.

Fuel Volume (Gallons/Month)

Average gallons of fuel sold per month. This is a key profitability metric. We get it from state environmental reports.

Has Convenience Store

Boolean flag indicating if the station has a convenience store. That's where the real margin is.

For Sale Flag

Indicates if the station is currently listed for sale on major business-for-sale platforms. Updated monthly.

Listing Price

Asking price if it's for sale. Can be empty if no listing. We pull this from public listings.

Last Updated

The date this record was last refreshed. We update the whole DB on the 1st of every month.

How fresh is this data?
We scrape and refresh the entire dataset on the 1st of every month. If an email bounces or a phone is dead, tell us within 30 days and we'll swap the credit. It's not real-time, but for outbound sales it's plenty fresh.
Where do you get this data?
We combine public state registries, fuel supplier lists, county tax records, and commercial real estate listings. We also do some proprietary scraping of business-for-sale sites. It's messy, but we clean it up. You're getting the raw CSV, so you might see a few quirks—deal with it.
Can I get a sample before buying?
Yeah, we can send you a sample of 50 records. Just email support or ping us on live chat. It's the same data, just a slice. Don't be a jerk about it.
What's the license?
You get a perpetual license for internal use. You can't resell the raw data as-is. If you want to use it in a derivative product, we can talk. The CSV is yours once you buy it, but we don't give away our scraping infrastructure.
