Scraping mortgage brokers was a pain. Their websites are mostly static HTML with no structured data, and many use forms that hide emails behind captchas. We had to build a scraper that parses the NMLS directory and cross-references it with company sites. After weeks of fighting rate limits and bot detection, we finally got a clean list of 50k brokers with verified emails.

The NMLS database is the gold standard but it doesn't include emails. So we wrote a crawler that visits each broker's website, finds the contact page, and extracts emails using regex. Some sites are WordPress, others are custom, and a few are just PDFs. We also had to filter out generic emails like info@ and support@. The result is a CSV with only direct broker emails.

We update this list monthly. Each month we rescan and remove bounces. The data isn't perfect—some emails will be outdated—but we guarantee a 95% deliverability rate. If you get more than 5% bounces, we'll replace the bad records. That's our promise. We know it's a niche list, but if you're selling to mortgage brokers, this is the raw fuel you need.

Data Schema & Dictionary

broker_name

Full legal name of the mortgage broker or company. This is the primary key for identifying a lead. You'll use this to personalize your outreach.

email

Direct email address of the broker, not a generic inbox. We scraped this from their contact page or NMLS profile. This is what you're paying for.

phone

Direct phone number, if available. We prioritized cell numbers over office lines. Expect some to be landlines, but it's a starting point for a call.

nmls_id

The National Mortgage Licensing System ID. Useful for verifying credentials and looking up more details. If you need extra data, you can join on this.

city

City where the broker operates. Helps with geo-targeting. Don't expect street-level precision; it's just the city.

state

Two-letter state code. Useful for filtering by licensing requirements or regional campaigns.

company_website

The broker's company website. We scraped this to find the email. You can use it to check if the broker is still active or to see their tech stack.

Frequently Asked Questions

How fresh is this data?
We scrape it on the 1st of every month. If you find a bounce, tell us and we'll swap it with a fresh credit. That's the deal. We don't sell stale lists.
How many records are in the CSV?
About 52,000 brokers. That's the national count of licensed mortgage brokers in the US. It's not a subset—it's the whole pool. Every record has at least an email and name.
Can I filter by state?
Yes, the CSV has a state column. You can filter in Excel or whatever tool you use. But we only sell the full dataset, not per-state slices. So if you only want Texas, you'll still pay for all 50 states.
How do you get the emails?
We scrape the NMLS directory, then crawl each broker's website and extract emails from their contact pages. We also use a secondary source if the website doesn't have one. We filter out generic emails and only keep direct ones. It's not magic, it's just a lot of code.
What's the deliverability rate?
We guarantee 95% deliverability. That means if you send to the list, at least 95% won't bounce. If you get more bounces than that, we'll replace the bad records. We've been doing this for a while, so we know it's solid.
