Scraping this niche was a nightmare because most developer websites hide their contacts behind contact forms. We had to crawl through 4,000+ sites, parse whois records, and cross-reference LinkedIn to get actual emails. Finally cracked the pattern: most devs register domains with a generic info@ that they actually check. So we built a resolver that extracts those and verifies them with SMTP handshakes. Result: 88% deliverability rate, not the 95% we wanted, but good enough for cold outreach.
The biggest issue was deduplication. Same developer has multiple entities (LLCs, JVs, special purpose vehicles). We had to match by tax ID, address, and phone to merge them into one record. That took two weeks of manual review. Also, the data is split by region because state registration databases are a mess. We normalized everything to a single CSV with a 'parent_company' field so you can see the real players behind the shell companies.
We initially tried scraping the big real estate databases like CoStar, but they paywall everything. So we built our own crawler for county assessor sites, state contractor licenses, and SEC filings for REITs. It's not perfect, but it's the most complete list of active developers we could find. We update it quarterly because the industry moves slow. Don't expect to find small residential flippers—this is for commercial and multifamily developers with at least 5 projects.
Data Schema & Dictionary
Developer Name
The legal name of the primary entity. Not the brand name. You'll see 'Acme Development LLC' not 'Acme Homes'. Useful for legal research and avoiding duplicates.
Parent Company
If the developer is a subsidiary, this is the ultimate parent. Often blank for private firms. Helps you understand who's really behind a project, especially if they're hiding behind an LLC.
Phone
Direct line to the main office. We scraped it from their site, so it's often a switchboard, not a cell. Expect to ask for the right person. But it's better than a toll-free number.
The best guess for a direct contact. We verified it with SMTP, but it might be a general inbox like info@ or contact@. Good for cold emails, but you'll need a specific name to get a reply.
Website
The developer's official site. We crawled it to extract their portfolio and current projects. Useful for personalizing your pitch based on what they're building right now.
State(s) of Operation
Which states they have active projects in. We derived this from their listed addresses and project pages. If you're targeting a region, filter on this. Don't assume a developer from Texas only works in Texas.
Number of Projects
How many projects we could confirm they've done. This is a rough proxy for their size and experience. 10+ means they're serious, 5-10 is mid-tier, under 5 might be a side gig.
Average Project Size (Sq Ft)
Approximate average square footage of their developments. We estimate from public records. Helps you filter for developers who handle the scale you care about.
Year Founded
When the entity was formed. From state registration data. Older doesn't always mean better, but it shows they've survived market cycles.
