Scraping nursing homes was a pain because the data is scattered across state registries, CMS files, and individual facility sites. We finally cracked the CMS NPI dump and cross-referenced it with state licensing boards to get accurate addresses and phone numbers. The email part was the real nightmare—most don't publish them. We ended up using a mix of WHOIS, LinkedIn, and direct outreach to verify. It's not perfect, but it's better than anything else out there.

The email deliverability rate is around 85% after the first send. We run a daily bounce check and purge hard bounces. If you get a bounce on a fresh list, we'll replace those records. We also include a 'do not contact' flag for facilities that explicitly opt out. So far, we've only had 12 of those in the last 6 months. That's pretty low.

We update the list quarterly, but the last update was a month ago. The nursing home industry is slow to change, so you won't see massive churn. But we still re-verify every record before each drop. If a facility closes or changes ownership, we catch it. The data is clean, but don't expect it to be 100%—nothing is. You'll probably find a few outdated contacts, but we're upfront about that.

Data Schema & Dictionary

Facility Name

The legal name of the nursing home as registered with CMS. If you're prospecting, this is what you'll see on a contract.

Address

Physical street address of the facility. Useful for direct mail or on-site visits. We don't include PO boxes because those are useless for sales.

City

The city where the facility is located. Not much else to say.

State

Two-letter state abbreviation. For filtering by region.

ZIP Code

5-digit ZIP code. Helps with regional campaigns and shipping samples.

Phone Number

Direct phone line to the facility's front desk. It's the main number, so expect to ask for the administrator. Don't waste time with extensions.

Email Address

The best available email for the administrator or director of nursing. We pull from public sources, so it might be a general info@ address. Still, it works.

CMS Certification Number

The unique identifier assigned by CMS. Useful for cross-referencing with Medicare data if you want to do your own enrichment.

Number of Beds

Total number of licensed beds. This tells you the size of the facility, which can be a rough proxy for budget.

Resident Count

Current number of residents. If it's lower than the bed count, they might have more capacity. If it's higher, they're packed and probably stressed.

Ownership Type

Whether the facility is for-profit, non-profit, or government-owned. Affects their purchasing process and budget.

Last Inspection Date

The date of the most recent state or federal inspection. Recent inspections might mean they're under scrutiny, which could be an angle.

Overall Rating

CMS's 1-5 star rating for overall quality. Low ratings might mean they're struggling and open to solutions. High ratings might mean they're proud of their operations.

Date Added

The date we first added this record to our database. Useful for tracking how long we've had it.

Last Verified

The last time we confirmed the contact details are still valid. We do this quarterly.

Frequently Asked Questions

How fresh is this data?
We scrape it on the 1st of the month. If it bounces, tell us and we swap the credit. Simple.
Do you have emails for the decision makers?
We have the best email we could find for the facility. It's often the general info@ or admin@, but sometimes we get the administrator's direct address. If you need a specific person, you'll have to enrich it yourself.
Can I get a sample before buying?
Yeah, we can send you 50 records for free. Just ask. If you're serious, it's worth the five minutes to see the format.
What's your refund policy?
If the data is stale, we'll give you a full refund. But if you just don't like the format, that's on you. We're not a charity.
How often is the list updated?
Quarterly. We re-verify everything each time. If a facility closes or changes ownership, we update it. Don't expect daily changes—this isn't a SaaS list.
