Scraping nursing homes was a pain in the ass. Every state has its own licensing site, and half of them are PDFs or Flash relics. We ended up writing a custom parser for the CMS NPI registry and cross-referencing with state health department listings. Took us 3 months to get it right, but now we have every facility with a valid Medicare ID.

The biggest headache was deduplication. Some homes have multiple locations with the same phone number, or they're part of a chain with a corporate HQ. We spent a week just matching addresses and phone numbers to collapse duplicates. Ended up with about 95% accuracy, which is better than any list we've seen on the market.

We also had to scrub the data against the National Do Not Call Registry. Yeah, it's B2B, but some of these admins are on it. We filter out any number that's registered, so you don't get slapped with a fine. That took a while to build, but it's worth it—no one wants a lawsuit over a cold call.

Data Schema & Dictionary

Facility Name

Official name as registered with Medicare. If you're prospecting, use this in your intro—it shows you did your homework.

Physical Address

Street address of the facility, not a PO box. Sales reps need this to map territories or send direct mail. We've verified it against USPS data, so it's deliverable.

Phone Number

Direct line to the facility's front desk, not a call center. Expect a receptionist, but you can ask for the administrator by name. We've scrubbed these against the DNC, so you're good to call.

Email Address

Generic admin email if available, but don't rely on it—many are defunct. Use it for a second touch, not your primary outreach. We have about 70% coverage on this field.

Medicare Certification Number

Unique identifier assigned by CMS. Useful for verifying the facility is legit and for cross-referencing with government databases. If you're selling to chains, this is a key field.

Number of Beds

Total licensed beds. This tells you the size of the facility—bigger means more decision-makers and more supply spend. It's from the latest CMS inspection.

Frequently Asked Questions

How fresh is this data?
We scrape the CMS registry on the 1st of every month and update state-level changes as they happen. If you find a bad number, tell us and we'll swap the credit for a fresh record. No bullshit, just a working list.
Do you include email addresses?
We do, but they're not all gold. We've got a coverage rate of about 70%, and some are generic info@ addresses. If you need to reach the administrator, use the phone number—it's more reliable. We're not going to pretend email is the silver bullet.
